Our Tour of Remodeled Homes clients were looking to update their 1980’s home, by enlarging the existing cramped kitchen space, and creating entertainment areas.
SLS moved the rear wall of the house 7 feet into the rear yard. We expanded the hardwood flooring, installed new distressed Alder cabinets, counter tops, lighting and appliances to finish a gourmet kitchen.
The recreation room for entertainment and social events, was added to the rear of the existing dining room and kitchen addition.
The goal of an updated kitchen, added entertainment area, was accomplished on budget, in 15 weeks.

Planning for a growing family meant more than decorating a nursery for one Colonial Heights family. A crowded main floor layout and galley-style kitchen offered little room for the kids to play and parents to watch. And, outdated appliances and a rotting porch no longer supplied the functional space they needed. The family longed for updates, but not at the expense of losing the old world charm of their 1911 Home.
Making the most of their existing structure, OHR “squared off” the back of the main floor, which opened up enough space to create a central room designed to do double duty as a planning center and playroom. Reconfiguring the kitchen nearly doubled its size, making way for professional-quality appliances, a center island that houses a prep sink and drawer-style microwave, and a wine hutch and mini fridge. OHR also cleared out the rotting porch to make way for a full-length covered side porch, giving the family more useable space.
Space that is now abundant with functionality is wrapped in traditional charm. Painted shaker style, inset cabinetry with granite countertops grace the kitchen while handmade tile wainscot defines the powder room. Brazilian cherry floors run throughout, beautifully highlighting the painted millwork while offering durability for toy traffic. The result: A family space ready to take on anything and multi-task in style.

This 1922 simple American Bungalow home has a modest exterior that delights visitors when they enter its extraordinary Arts & Crafts interior.
The kitchen features a period-appropriate renovation while maintaining modern function. Quarter sawn oak cabinets with iron bin pulls complement the original uppers. The spaciousness of the kitchen was achieved by borrowing from a half bath to recess the refrigerator, reclaiming a breakfast nook and adding a mobile island.
The new banister and railing have been mistaken for original. Stairs lead to office/media space where a half-wall allows the homeowners to both work and relax in semi-separated areas.

A couple with “his and her” opposing visions chose Leitner Construction, Inc. and Paolo Design Group to remodel their 1950’s galley kitchen and awkward alcove space. He wanted traditional charm and she liked modernism. After exploring options, the kitchen was opened up to implement the new design with a Great Room appeal. A new garden window, additional counter space and kitchen island reinvigorate the desire for cooking and entertaining. New cabinetry encompasses the awkward alcove space. The combination of warm materials and finishes bring “his and her” visions together. Now the homeowners can spend more quality time in one contiguous space.

We approached this 1990’s home with an eye for clean, classic design. Our focus was the kitchen and family room. However, we couldn’t ignore the living room, dining room and entry, so all were addressed. What started out dated and disjointed is now comfortable and united thanks to our holistic approach to design and remodeling.
The new spaces now are welcoming and well-planned using locally built custom furniture, window treatments, accessories, local custom cabinets, finishes and color choices.
Ultimately, by teaming up with the client and utilizing clever space planning, their home now “lives” bigger and fits their lifestyle perfectly.
